Online Bidding: This is an Online Only Auction held on the A&M Auctioneers website. Early Pre-Bidding will open soon! You will be able to bid at any time up until the closing time for each individual items which will start on WEDNESDAY November 26th, 2025 Starting at 5 PM. 1 lot will end Approx. every 45 seconds. This Auction will feature a soft closing. If someone bids in the last minute before an item closes the bidding on that item only will be extended for 1 minute. This will give you a chance to bid again. This process will continue until one person stops bidding or doesn’t bid before the time runs out.

Real Estate Description: This three-bedroom, one bath 936 sq ft. home built in 1955 sits on a 4,098 ft +/- corner lot of East Vine Street and Franklin Ave and features a fenced-in-yard with plenty of parking. This property is sure to sell to the highest bidder. Wicomico Co. Taxmap 112, Grid 8, Parcel 1661. District 13. Acct Identifier 032912. Know as Lot 3A on Plat Ref. 74/516.

Real Estate Terms: 5% Buyer’s Premium $10,000 down day of auction in cash, Certified Check or Cashier’s Check. The remaining balance to be paid within 45 days. Time is of the essence in order to settle the Estate. Credit portion to bear interest at the rate of 0% per annum from the date of sale to date of settlement, and to be secured to the satisfaction of the undersigned, or to pay the full purchase price at the time of sale, at the option of the purchaser.  If not settled within 45 days interest shall be charged at the rate of 15% per annum from the date of sale to the date of settlement.  In the event settlement does not occur before 75 days, the down payment shall be considered forfeited and the property will be resold at the expense and risk of the purchaser. The resale of the property does not limit the seller to further avail themselves of any additional legal or equitable remedies resulting from the failure to consummate the purchase. State and County and municipal taxes and assessments to be adjusted as of the date of the sale. All Title papers, documentary stamps, recording costs and any and all other costs which shall be deemed necessary to transfer the title of the property and put the deed on record shall be at the expense of the purchaser.  The purchaser assumes the payment of the Agricultural transfer tax, if any.  In the event a survey or an Alta survey is necessary for the buyer to go to settlement, the cost of this survey shall be at the buyer’s expense and the buyer will be held responsible to go to settlement within the terms and conditions of the sale. The seller will convey good and marketable title or such title as can be insured by a title insurance company licensed in the State of Maryland.  In the event the title insurance company charges a special premium, that cost shall be borne by the seller. In the event a good & marketable title or special insured title cannot be delivered the seller(s) shall have 90 days from the date of notification from the buyer to correct the flaw. If the flaw is not corrected the only recourse of the purchaser shall be the return of the down payment and the seller and the auctioneer shall be held harmless. Any and all other cost of settlement and transfer of the title shall be paid by the buyer. This property is being sold in “AS IS” condition. Prospective Buyer responsible for any desired inspections, including lead paint, prior to the auction. Neither the sellers nor the Auctioneer shall accept any responsibility for any Municipal, State or Federal Environmental Violations, to our knowledge none exist at this time. The Seller makes no warranty of any kind whatsoever regarding the physical condition, physical description or suitability for a particular or general purpose, either expressed or implied.  The Seller may reject any and all bids, however, it is the intent of the Seller to sell said property.  The auctioneer reserves the right to deny a specific individual or group the right to bid. All information in this ad has been obtained from sources deemed to be reliable.  However, neither the sellers nor the auctioneer accept any responsibility for any inaccuracies. The Buyer will be required to sign a contract of sale.  The amount of the contract shall be for the bid price plus the buyer’s premium. The contract and note shall be signed personally by the Buyer, unless the Seller and Auctioneer agree to a different arrangement prior to the sale. The Buyer may sign the contract note personally as well as Corporately, LLC or Partners.  Each entity shall be responsible for the full amount of the debt. Purchasers may reassign the contract, however, reassignment does not release them from liability.

Property is open to thorough public inspection. It is the Bidder’s responsibility to determine condition, age genuineness, authenticity, value or any other determinative factor. A&M Auctioneers and Appraisers, LLC may attempt to describe the merchandise in advertising, on the phone, on the internet and at the auction but makes no representations. In no event shall A&M Auctioneers and Appraisers, LLC be held responsible for having made or implied any warranty of merchantability or fitness for a particular purpose. Bidder shall be the sole judge of value.

Pick Up Date: Items must be picked up at the Auction Site in Salisbury, MD on Friday November 28th, 2025 from 4 PM – 5 PM.  This is the only time the Auction Co. will be onsite at the home for Pickup. This Auction Site is 31 miles from our Auction Facility. Items not picked up by 5 PM on Friday November 28th, 2025 will be considered abandoned and will be disposed of at the discretion of the Auction Co. And/Or Property owner. If you unable to attend the Auction pickup you must designate a person to pick your items up for you. Buyer is responsible for the following requirements. #1: Buyer is responsible for removing all items from the Property. #2: Buyer is responsible for bringing any required manpower required to move your items from the home to your vehicle #3: Buyer is Responsible for bringing any tools, boxes, tape, wrapping paper, Bubble wrap, blankets, Straps, wheel cart or dollies needed to remove your items from the property. The items that you purchased will be situated in the home as they were photographed at the time of the cataloging. You will be responsible for any boxing that is required to move/load your items. #4: Buyer is responsible for verifying that you have all of your items before leaving the property. Once we leave the Auction Site anything left behind is considered abandoned.

SHIPPING: A&M Auctioneers and Appraiser’s does not ship general auction merchandise, however shipping is available through one of four 3rd Party Shippers we typically utilize. They include the UPS Pack and Ship Store of Salisbury, MD/Delmar, DE & the Parcel Plus Store in Rehoboth Beach, DE & Craters & Freighters of Baltimore. We can transport items back to our facility from the Auction Pickup site and then deliver the item(s) to a shipper for you for a fee. We deliver items once a week typically on Tue/Wed. You will pay the shipper directly for any and all costs associated with getting your items to you. Shipping has become very expensive. We have no control over the cost of shipping items. Please bid accordingly. We can’t provide you with shipping estimates. There may be large items in this auction that are not shippable by regular means and will require local pickup or for you to arrange a freight hauling/Professional moving service.
