A sealed bid auction with an optional final live round allows all interested parties have equal opportunity to make their own best offer and react to the best offers of others. This occurs by offering the property at Sealed Bid Auction and then inviting the top qualified bidders to openly compete via live bidding. This modified form of auction brings the necessary excitement and competition to the process while still protecting the privacy of the seller by avoiding a ‘Public’ Auction. In order to qualify for any final bidding rounds, bidders must first submit sealed bids to the auction company. At the close of the sealed bid acceptance, the Auction Company will notify the successful bidder OR determine if a final bidding round is in the best interest of the involved parties.
Terms of Sale: $7,000.00 check (written to Allen & Marshall Auctioneers & Appraisers, LLC) per parcel is due with bid submission. Sealed bid form and deposit due by May 11th, 2012 at 5:00 PM. Property is sold AS IS. Prospective Buyer responsible for any desired inspections prior to the auction. Auction Company makes no representation or warranties of any kind. Sold subject to seller confirmation. A 2% Buyer Premium will be added to the bid price. Settlement to occur within 45 days. State and County Transfer Taxes/Stamps will be shared equally between buyer and seller. Buyer is responsible for all other transfer expenses. The Auction Company reserves the right, but not the obligation, to invite the top 5 bidders to participate in a final live public auction, should the seller elect to do so.
